How Long Does It Take to Set Up an SMSF?

The realistic timeline - from setting up the fund to being ready to buy a property.

Faster than most people expect

People often assume setting up an SMSF is a long, painful process. It usually isn't. The fund itself can be established quickly - the parts that take time are rolling over your existing super and arranging finance, and those can run in parallel. The timeline, step by step

Step 1 - Establish the fund (a few days to ~2 weeks)

The trust deed is created, trustees are appointed, and the fund is registered with the ATO (ABN and tax file number). With a corporate trustee, this is straightforward and quick.

Step 2 - Roll over your super (~1-3 weeks)

You open the fund's bank account and move your existing super in. This is usually the biggest variable - some funds process rollovers in days, others take a few weeks.

Step 3 - Arrange finance (~2-4 weeks, in parallel)

If you're borrowing, this is where SMSF loan pre-approval and the limited recourse borrowing arrangement (LRBA) structure are set up. It can run alongside Step 2 rather than after it.

Step 4 - Buy the property (depends on the search)

With the fund ready and finance approved, you find an investment-grade property and complete the purchase through the fund. This step is as long as the property search takes.

Why the order matters more than the speed

The single most important thing isn't doing it fast - it's doing it in the right order. The fund and the borrowing structure must be set up correctly before you buy. If the property ends up in the wrong name, or the LRBA isn't documented properly, you can create a compliance breach that's expensive and messy to fix.
